If you’re a first-time buyer and starting to get excited about booking your first viewings, this is a crucial moment in your home-buying journey. But before you start walking through those front doors and imagining your new life, there’s one very important step I recommend taking…speaking to a mortgage broker!
Why You Should Speak to a Broker Before Viewing Properties
The property market moves fast. You may spot the perfect place on a Saturday, view it on a Sunday, and want to make an offer by Monday. But without the right financial preparation, you could lose out to another buyer who already has everything in place.
By talking to a broker before you begin viewing, you’ll be able to:
- Understand exactly how much you can borrow
- Get a Decision in Principle (DIP), which most estate agents will ask for before accepting an offer
- Show sellers you’re a serious buyer, ready to move forward
Having your finances in order before viewings helps reduce stress, boost your confidence, and avoid the disappointment of falling in love with a property that’s outside your budget or being outbid by someone more prepared.
What Is a Decision in Principle?
A Decision in Principle is a certificate from a lender confirming how much they are willing to lend you based on your income and credit information. It’s not a full mortgage offer, but it’s an essential part of the buying process.
Estate agents and sellers often require it before they’ll consider your offer, and having one in hand shows that you’ve done your homework and are financially ready to move forward. Without it, you risk delays or missing out altogether.
When Is the Right Time to Get in Touch?
As soon as you’ve got your deposit ready, a regular income, and you’re feeling serious about buying — that’s the right time to speak to a broker. You don’t have to wait until you’ve found a property. In fact, the earlier we chat, the more confident and informed you’ll be when you start viewing.
I work with first-time buyers all the time, helping them get financially ready and feel supported through each step. When you work with me, I’ll help you understand your budget, explain the different mortgage options, and secure a decision in principle that gives you the edge.
