This is a question I get asked a lot: Can I still get a mortgage if I’m pregnant or currently on maternity leave? The good news is yes, you absolutely can. But there are a few important things to know before applying.

Many of my clients worry that being on maternity leave or expecting a baby will affect their chances of getting a mortgage. And while it’s true that lenders need to assess your affordability carefully, being on leave or pregnant doesn’t automatically count against you.

When lenders assess your application, they look at your income and expenses. If you’re on statutory maternity pay or receiving a reduced salary, they will consider this in their affordability checks. That said, if you’re planning to return to work within a set timeframe and can provide evidence of your return-to-work date and salary, many lenders will take that into account instead of just your current income.

Each lender has its own approach. Some will request a letter from your employer confirming your return date and your expected salary. Others may ask for recent payslips or bank statements showing your income. It is also quite common for lenders to ask about childcare costs, so it is important to factor those into your budget as they can impact affordability too.

One thing I always encourage my clients to do is to be open and upfront. It is completely normal to start or grow your family around the time of buying a home. Being honest with your broker and your lender helps ensure you’re matched with the right lender from the beginning, which can save a lot of time and stress later on.
