Buying a home is one of the biggest financial commitments you’ll ever make, and while a property might look perfect on the surface, there could be hidden issues lurking beneath. That’s where property surveys come in – they provide a deeper look at the condition of a home before you sign on the dotted line.

In my YouTube video, I break down everything you need to know about property surveys and why they’re such an important step in your home-buying journey. Watch it here: What is a property survey & why do you need one?

What Is a Property Survey?

A property survey is an expert inspection of a home’s structure and condition. It helps identify potential problems that could cost you money down the line – from damp and subsidence to roof issues and faulty wiring. Depending on the level of detail you need, you can choose between different types of surveys.

Types of Property Surveys

🔹 Mortgage Valuation – This isn’t a survey! It’s a basic check for the lender to ensure the property is worth the amount you’re borrowing. It won’t highlight structural issues.
🔹 Homebuyer Report – A mid-level survey that looks at key aspects of the home, highlighting major defects and areas of concern.
🔹 Full Structural (Building) Survey – The most detailed option, recommended for older or unusual properties. It provides a comprehensive breakdown of any potential issues.

Why Get a Survey?

✔️ Avoid Costly Repairs – A survey can uncover hidden defects that could lead to expensive fixes later.
✔️ Strengthen Your Negotiation – If issues are found, you may be able to renegotiate the price with the seller.
✔️ Gain Peace of Mind – Knowing the true condition of a property helps you make an informed decision.

A survey is a small investment for the confidence that you’re making the right move. Watch my full breakdown in the video below…
